How real estate agents are paid in Bali (2026)

Short answer. We found no official commission rate for property agents in Bali, so we don't quote one. Agree in writing who pays the agent, the percentage or fee, what it applies to, and when it is due. Notary and PPAT fees are different: the law caps them, and they are not the agent's pay.

Is there an official agent commission in Bali?

Not that we could find. The government publishes caps for notaries and land-deed officials (PPAT), and set rates for taxes, but we found no published agent commission rate. What you see quoted online or in groups is what a given agent asks, or what a past deal was. Treat any "standard" rate as a negotiating starting point, not a rule.

So the commission is whatever you and the agent agree. That is why it must be written down before you view or make an offer.

Who pays the agent?

It depends on the deal and on who engaged the agent. The common arrangements:

  • The seller pays. The agent lists the villa for the owner and the owner pays when it sells. The buyer pays nothing extra to that agent.
  • The buyer pays. A buyer who hires an agent to search for them pays that agent.
  • Both pay. Each side has its own agent, or one agent acts for both and is paid by both.
  • The price already includes it. A developer's or owner's price may be set with a sales commission inside. Ask whether it is.

Ask the agent whom they act for and who pays them, before you share your budget. An agent paid by the seller has a reason to close at the seller's price.

What to agree in writing

Put these in an email or a short signed agreement, in English and Indonesian if either side reads only one:

  1. Who pays, and whether the agent is paid by anyone else on the same deal.
  2. The rate or amount, and what it is calculated on: the asking price, the agreed price, or the price in the deed.
  3. Currency and tax. Whether the figure is in rupiah or dollars, and whether it includes any taxes.
  4. The trigger. When the fee is earned: on a signed deposit, on the sales agreement (PPJB), or on the final deed (AJB).
  5. When it is paid, and in what instalments.
  6. What happens if the deal fails. Whether the fee is refunded or not due if the owner withdraws, the title fails a check, or financing falls through.
  7. Exclusivity. If an agent has a sole mandate for a villa, for how long, and what happens to a buyer you introduced during that time.
  8. Introductions. Whether the agent gets paid on a deal with a buyer or owner you already knew.
  9. What the agent does. Viewings, negotiation, document collection and introductions to a notary, listed.

What the agent's fee does not cover

The agent is not your lawyer. The parties to a purchase pay separate people for separate jobs:

Use your own notary or PPAT, not the one the agent or the seller proposes. See due diligence before buying a villa.

What an agent must not do for you

Do not let an agent structure a deal that puts land in an Indonesian's name for your benefit. A Bali regulation from February 2026 (Perda Bali 4/2026) bans nominee arrangements for land, with administrative sanctions, and it targets anyone acting as an intermediary or a facilitator, which includes agents. Language also matters. Agreements involving an Indonesian party must use Indonesian, and a foreign-language version can sit beside it (UU 24/2009 Art. 31). Sign bilingual papers and state which version prevails.

How much commission does a real estate agent charge in Bali?

We found no official or dated reputable source for a standard rate, so we do not quote one. It is agreed between you and the agent. Get the rate, what it applies to and when it is due in writing.

Does the buyer or the seller pay the agent in Bali?

Either, both, or neither directly if the price already includes it. Ask the agent who pays them and write it down before viewings.

Do I pay the notary fee on top of the agent's fee?

Yes, the notary or PPAT is separate. By law a PPAT may charge at most 1% of the price in the deed, and a notary's fee on a deal over Rp 1 billion is capped at 1%. Taxes are on top, and neither cap includes them.
