Renting a villa long-term in Bali: the complete guide (2026)

Short answer. A 2-bedroom villa in Canggu has a median asking rent of Rp 36.6M a month on a monthly stay and Rp 25M a month on a yearly lease, which is usually paid upfront. Sanur is the cheapest area on monthly terms, at Rp 24.4M. Get the deposit, the bills and the early-exit terms in writing before you pay.

Two things stand out. On monthly terms the spread between areas is wide: a 2-bedroom costs Rp 15.6M a month more in Pererenan than in Sanur. On a yearly lease most areas bunch together between about Rp 22.9M and Rp 27.5M a month for a 2-bedroom, with Tabanan well below at Rp 18.3M.

Neighbourhoods inside the big areas

Area medians hide a lot. Inside Canggu, the neighbourhood matters more than the name on the listing. These are live medians for all villa sizes together, on monthly terms, checked 2 October 2026.

These mix bedroom counts, so a neighbourhood full of big villas looks expensive. Compare the same size before you judge a price. Kerobokan is the budget end of Canggu: its 2-bedroom monthly median is IDR 27.5M (45 listings).

Canggu has more villas for rent than the next four areas together. If you want a yearly lease in Ubud, though, you're choosing from about 121 listings, against 507 on monthly terms. Sanur is the opposite: 63 of its 142 rentals are yearly, about 44%.

Monthly or yearly?

In most areas a yearly lease costs about a third less per month. In Canggu, 12 months of a yearly 2-bedroom lease cost about the same as 8 months of monthly rent, so if you'll stay longer than that, the year usually wins even if you leave early. Ubud is the exception: its yearly leases list higher than monthly stays.

The catch is cash. Our live pages note that yearly leases are usually paid upfront, so a Canggu 2-bedroom at the yearly median means about Rp 300M on signing, plus any deposit.

Pets

Most listings don't say. Of the rentals that do state a pet policy, the share that allows pets ranges from 16% in Pererenan (589 listings) to 45% in Nusa Dua (88). Canggu sits at 24% of 1,554.

Yearly leases say yes more often. In Uluwatu, 81% of yearly leases that state a policy allow pets (112 listings). When a listing says nothing, ask before the viewing and put the answer in the lease. More: Can I rent a villa in Bali with a pet?

Bills: what the rent covers

We don't publish what's included yet, because listings describe it in too many different ways to count reliably. So ask, and get each answer into the contract:

Land and building tax (PBB)The lease should say who pays. The law lets the tax office bill whoever controls or uses the property (UU 1/2022; Badung Perda 7/2023 Art. 6).

Compare two villas on the total you'll pay each month, not on the headline rent.

Contracts and deposits

A villa rental is a private contract under the Civil Code (KUHPerdata Art. 1548 ff.). What you both sign binds you like law (Art. 1338), so the written terms decide almost everything: the deposit, repairs, early exit. The contract sets the deposit, and we don't publish deposit figures.

Three rules help tenants. A sale of the villa does not end your lease unless the lease says it does (Art. 1576), so read the contract for a sale clause. The lease also doesn't end if the owner dies; the heirs are bound (Art. 1575). And if any party is Indonesian, the agreement must be in Indonesian, with English alongside if you need it (UU 24/2009 Art. 31). State which language prevails (Perpres 63/2019 Art. 26).

On tax: rent from a lease of a building carries a final 10% income tax on the gross rent. A company tenant withholds it; with a private tenant, the owner pays it (PP 34/2017 Art. 2 and 3).

What to check before you pay

  • The person signing. Ask to see the land certificate or, if they lease the land themselves, their own lease. A contract with someone who doesn't control the villa is worth little.
  • The villa in the rain. Damp walls, black marks in the corners and a musty wardrobe mean mould. Ask whether the road or the garden floods.
  • The neighbours. Walk round the plot and look for empty land or a building site next door. Ask what's planned. If quiet matters to you, put a noise or exit clause in the lease.
  • Payment. Pay to an account in the name on the contract, and get a receipt for every payment, deposit included.
  • An inventory. Photos of every room and a signed list of furniture and appliances, plus the meter readings on the day you move in.

Search where the listings are. In Bali that means villa sites, agency sites and a large number of Facebook and Telegram groups, and the same villa often turns up in several of them. For a 2-bedroom in September 2026, median asking rents ran from Rp 24.4M a month in Sanur to Rp 40M in Pererenan on monthly terms. On a yearly lease most areas sat between Rp 22.9M and Rp 27.5M a month, with Tabanan lowest at Rp 18.3M (Bali Rent Index).

Do I have to pay a year upfront?

For a yearly lease, usually yes: the listings we see mostly ask for the year on signing, plus any deposit. Monthly stays are paid month by month but cost more per month in most areas.

Which area has the most villas for rent?

Canggu, with 4,057 live rentals on 2 October 2026 and 438 new in the previous 7 days. Uluwatu is second with 1,340.

How we measured

Prices are asking rents for whole villas and houses, one entry per property. The area table uses the Bali Rent Index for September 2026: every listing seen on Ask Dalam that month. The counts, neighbourhood medians and pet shares are live figures, checked 2 October 2026, so they can differ slightly from the monthly index. "Monthly" means stays under 12 months; "yearly" means leases of 12 months or more, shown per month.
