1. Service Description

Dalam is an AI-assisted property search service operated by Koza Lab (Bali, Indonesia). Dalam helps users find rental and sale properties in Bali by searching a database of 22,000+ listings from multiple sources.

Dalam is a search and information tool, not a real estate agency, broker, or legal advisor. We do not list properties ourselves — we aggregate publicly available data from third-party sources.

2. No Guarantee of Accuracy

Property listings displayed by Dalam come from third-party sources (real estate portals, agency websites, property directories). We do not verify the accuracy, availability, or legality of any listing.

Specifically:

  • Prices, availability, and property details may be outdated or incorrect
  • Listing URLs point to third-party websites we do not control
  • Dalam’s AI-generated commentary (opinions, recommendations, scam assessments) is informational only and should not be treated as professional advice
  • Always verify property details, legal status, and pricing independently before making any financial decisions

3. User Responsibilities

By using Dalam, you agree to:

  • Use the service for personal property search purposes only
  • Not scrape, copy, or systematically extract data from Dalam’s responses
  • Not use the service to harass, spam, or send unsolicited messages to property agents
  • Not attempt to manipulate the AI through prompt injection or other adversarial techniques
  • Not misrepresent your identity or create multiple accounts to bypass usage limits
  • Provide accurate information when creating an account

4. Service Tiers and Usage Limits

Dalam offers the following service tiers:

  • Guest— 3 messages without login. Listing URLs are not shown.
  • Free— 20 messages per day after logging in via Telegram or WhatsApp. Full listing details and URLs.
  • Credits— Purchasable credit packs that extend your daily limit when free messages run out. Credits never expire.

We reserve the right to modify tier limits, pricing, and features at any time with reasonable notice.

5. Intellectual Property

The Dalam brand, mascot, website design, and AI system are the intellectual property of Koza Lab. Property listing data is sourced from third parties and remains the property of the original publishers.

You may share Dalam’s responses for personal use. You may not commercially redistribute Dalam’s output or use it to build a competing service.

6. Limitation of Liability

Dalam is provided “as is” without warranties of any kind. Koza Lab is not liable for:

  • Property transactions entered into based on information from Dalam
  • Losses arising from inaccurate listing data, pricing errors, or AI-generated recommendations
  • Actions of third-party property agents or service providers connected through Dalam
  • Service interruptions, data loss, or technical issues

Our total liability for any claim is limited to the amount you paid for the service in the 12 months preceding the claim, or IDR 500,000, whichever is greater.

7. Account Termination

We may suspend or terminate your access to Dalam if you violate these terms, particularly if you:

  • Engage in scraping or automated data extraction
  • Attempt prompt injection or adversarial manipulation
  • Use the service to send spam or unsolicited messages

You may delete your account at any time by sending /forget to the Dalam bot. This permanently deletes all your data.

8. Governing Law and Dispute Resolution

These terms are governed by the laws of the Republic of Indonesia. Any disputes arising from the use of Dalam shall be resolved through the District Court of Denpasar, Bali, Indonesia.

9. Changes to These Terms

We may update these terms as the service evolves. Continued use of Dalam after changes are posted constitutes acceptance. Significant changes will be communicated through the bot.
