The key facts

Who owns whatLeasehold · 19 yrs left

Leasehold (Hak Sewa). You rent the property from the owner for a fixed number of years, agreed with a notary. Foreigners can hold a leasehold directly. When the lease ends, the property goes back to the owner unless you extend. An extension is only a right if it's written in the contract (with its price or how the price is set); it's never automatic. Check the years left and that clause. The value usually drops as the years run down.

This is general information, not legal advice. Check the title and the contract with an independent notary (PPAT) before paying anything.

Questions to ask before you buy

  1. Can I see the land certificate (SHM, HGB or the lease deed)? Is it in the seller's name?
  2. How many years are left, is the lease registered with a notary, and is an extension written in the contract? At what price?
  3. What zone is the land in (for example yellow or pink), and does it allow a villa or renting it out?
  4. Are the land and building taxes (PBB) paid? Any debts, disputes or family claims on the land?
  5. Who pays the notary fees and the transfer taxes?
  6. Is it rented now? Will that contract continue after the sale?

Ask these in writing and keep the answers. An independent notary can check the title for you.

About this villa

Can be visited from 1/12/2026 Cemagi is where you come when you want Bali the way it used to be. No beach clubs on the doorstep, no motorbike congestion, no noise — just a black-sand beach a short walk away, working rice terraces as far as the eye can see, and a quiet that the neighbourhoods further south have long since traded away. This two-bedroom villa sits right on the edge of those rice fields, and the view from the living room makes that immediately clear. The architecture is unlike anything in the surrounding area — raw concrete structure with full-height black-frame glass panels, warm teak ceiling boards, an upper planted terrace overflowing with terracotta pots and tropical greenery, and a colourful mosaic wall feature that gives the exterior a bold, artistic identity. Inside, the upper living pavilion is the heart of the villa — dark timber beam ceilings, polished hardwood floors, large red Chinese lanterns hanging overhead, a teal Moroccan-pattern rug, and glass on all four sides looking directly out over the rice fields. It is a space with genuine character and warmth, the kind that takes years to curate rather than days to build. The master bedroom carries the same spirit — a bold tropical palm print feature wall, dark hardwood floors, a burnt orange chaise lounge, and floor-to-ceiling glass opening directly to the garden. The ensuite behind it is finished in sage green walls, dark slate tiles, a solid teak vessel sink vanity, and a round gold mirror — small, considered, and far more characterful than anything standard. Outside, a compact pool sits in a private garden courtyard tucked between the villa and the rice terraces, with river pebble detailing, tropical plantings, and a mature coconut palm overhead. Outside the gate, Cemagi's small but excellent local scene is within easy reach. Front Room Cafe is a short walk for morning coffee, HUBBLE Space Cemagi delivers beachfront fine dining with a bonfire and sunset views a short ride away, and Tamorra Cafe and Seseh St Cafe cover everything from casual lunches to long relaxed dinners. Luna Beach Club — with its famous cave pool and beachfront setting — is a short ride for days when a proper beach club is called for, with Sol Rooftop Bali a short ride in the other direction for sunset cocktails. Cemagi Movement Studio is practically on the doorstep for morning yoga and group fitness, Threshold Gym covers serious training a short ride away, and Joglo Clubhouse and ProEd Global School Nuanu are both nearby for families with children. Rice field views, a private pool, an eclectic artistic interior, and the quietest beachside address on the Canggu coast — for those who have been to Bali before and know exactly what they are looking for.
